The personal PRELIMINARY DISCUSSION & the DETERMINATION OF THE PROPERTY VALUE

Our real estate consultant will arrange an on-site inspection with you. On the occasion of this meeting, s/he will discuss the sale price you have in mind, the time limits of the sale of your property as well as tax-related and personal backgrounds. In addition, you will be informed about the marketing procedure. After this comprehensive discussion, the object information will be recorded and the object value determined (free of charge) by our real estate broker. Then, a broker agreement to market your property will be executed.

sREAL agrees to market and broker your property. 

THE BUYER is only obligated to pay the agreed remuneration to sREAL if the SALE WAS SUCCESSFUL.

The synopsis

We develop a marketing concept for your real property. After compiling a synopsis including pictures and plans, we will be offering your real property to our registered prospective buyers whose search criteria match the characteristics of your real property.

Marketing in the shop window

We will be marketing your property around the clock at our office at Burgplatz in 9800 Spittal as well as in any windows and branch offices of the Savings Banks by means of display synopses.

The billboard

A billboard on site will inform passersby of your offer.

Advertisement in the internet

Your property including pictures and description would be present in the largest Austrian and international real estate data bases as well as on our own homepage in the internet.

Selection of prospective buyers and inspections

To prevent unnecessary inspection dates, inspections are agreed with selected prospective buyers (verified credit rating, etc.).

Purchase or lease offer

Once we identified the suitable prospective buyer for you object, we will prepare and submit to you a purchase or lease offer - it is then up to you to accept the offer, we are now only in the position of providing advice.

Purchase or lease agreement draft, contract deadline

Once the purchase or lease offer was accepted, we will carry out all the required additional steps (contacting the designated notary, control and review of the contract draft, monitoring the contract execution and reviewing the money flow)

Transfer of the real property

Once the formalities have been completed, we will transfer the real property to the buyer or tenant.

Our entire service package is FREE OF CHARGE until the successful procuration (conclusion of the contract). We will cover the advertising costs (activities listed above) and only charge remuneration if the transaction is successful.
